Home and dry for landlords’ property

Tenants of a rental property belonging to Mr & Mrs C returned home to find that a faulty shower connection in the second floor en suite bathroom had caused water to pour through every floor of the property, soaking contents, carpets, walls, floors, ceilings and light fittings.

Having taken out a DAS Loss Assist policy, Graham Collins of Thompson & Bryan was appointed to ensure the property was returned to its pre-damage condition as quickly as possible.

Water had saturated the floors and ceilings and T&B arranged for a specialist restoration company to undertake the stripping out of these and the installation of dehumidifiers and air blowers to assist with drying out.

In addition, T&B produced a Schedule of Works to be compiled for the main reinstatement works. Following tenders from contractors and agreement from the insurer, works began in to return the property to its pre-incident condition.

The extent of the damage also meant that Mr & Mrs C’s tenants had to move out of the property. This resulted in a claim under their policy for loss of rent which had to be correctly calculated for the period of the reinstatement works plus the time it may take to find new tenants.

Under T&B’s supervision, Mr & Mrs C’s rental property was carefully allowed to dry out following the stripping out of saturated parts of the building fabric that could not be economically restored. Subsequent repair and reinstatement then took place.
